First Time Home Buyers Luke and Lauren part 3

As promised in the previous post here are  some important things you should consider when hiring a Realtor, whether you are a First Time Home Buyer or a Seasoned Veteran in real estate.
When hiring a Realtor most people focus on one or two things.  If buying a home, they usually focus on someone they can get along with and their ability to discern their needs for finding their perfect home within a certain area.
For example, Luke and Lauren wanted certain neighborhoods in Annapolis, it was my job to narrow their search within their constraints to those areas.
When selling their home, they usually focus on getting the most money for their home and doing it quickly.
All of which are important, but their are many other factors that come into play that people should consider.  For today, lets focus on the buying side, since we are following my buyers Luke and Lauren.

When you hire an agent to help you find your home, remember it is somewhat of an intimate relationship, so choose wisely.  Your agent needs to understand what is important to you and help you to narrow down what is most important. We also need to know how to communicate effectively, efficiently and promptly with you because with a real estate transaction time is always of the essence.
Be sure you are all on the same page with communication. For example, would you prefer text, email or a phone call.

Here are some questions to ask your future Realtor:

  • Why should I work with you?
  • What do you do better than other real estate agents?
  • What common things go wrong in a transaction and how do you handle them?
  • When I leave a message when can I expect a response?
  • Can you provide testimonials or referrals?

Here are a FEW of the things agents do for the home buyer

  • We analyze the market to help you offer a competitive price.
  • Coordinate inspections.
  • Communicate with listing agent, lender and title company to ensure a smooth transaction.
  • Negotiates on your behalf.
  • Oversees paperwork
  • Ensures deadline are met.
  • Meets you at the settlement table to get your keys!
