First Time Home Buyers...Part 4

Hopefully, from the last post we can understand that a Realtor can play a pivotal part in your home buying process.  In another blog series we will cover the seller side and your Realtor's role.  But for now, lets go back to Luke and Lauren, our first time home buyers.  We left off with them putting in their very first offer...the very first weekend of their search.
Lets see what transpired.
"We decided to put in an offer because it was in a great location, a great size, and had a bunch of the extra's that we were looking for.  At the time we put our offer in there weren't other offers on the table.  However, the next day we found out that 1 or 2 more offers came in.  Luke and I had a long discussion to figure out what we would afford at our max and adjusted our offer accordingly, to counter another offer.   We put a stipulation in there that we needed to know within 24 hours or else we would withdraw our offer.  Luke and I were not willing to be involved in a bidding war or just waiting for the home owners to make up their mind or see what other offers would come in while everyone else was waiting.  The following day we got a phone call from Sarah saying our offer was not accepted.  The home owners took another offer that did not require a home inspection, it would be AS IS, which is something we would have never done.  At this point Luke and I could only think there may be something terribly wrong with the house and if there was then we were glad we didn't get it.  However, it definitely hurt to know that that house will not be yours.  Especially when I was already planning on how to decorate or change the house.  It just seemed perfect for us.  It takes a few days to try to get over that disappointment but there are still worries in the back of my head that Luke and I will have to settle on a home that doesn't have everything the other house had.  I am afraid we will have to settle to a town house, different location, size, etc.  The only way to know is to get back out there to see what else is on the market.  The following weekend we planned to go out there again, after we got denied the house of our dreams.

As a Realtor this is part of our job, in our Real Estate world we see this every day.  However, as a buyer, this can be devastating.  In the end...what usually happens is the buyer finds an even better house that they are even happier with.  Lets see what happens when I take them out the following weekend.
